The propoery itself was lovely, suited our needs exactly and was generally well equipped. We had minor issues with the heating couldn't turn it off and 2 of the 3 showers didn't drain away properly. These did not spoil our stay but need to be looked at. Unfortunately, I found Sykes almost impoossible to deal with. This was a bucket list break for a family member so it was important that it all went right. I was unable to confirm certain arrangements with Sykes because they never answered their phone 5 calls rang out or WhatApps automated how can we help? responsse on one occasion. I was able to contact the owner but this turned out to be not the owners but the people who cleaned the property between lets. She Elizabeth was as helpful as she could be under the arrangements in place.

Lower Barn is the perfect location and layout for family gatherings. The property is well equipped, with generous and comfortable sized rooms. The lounge is fantastic for family time and the snug is great if you want some time away from everyone else! Communication with the owner and staff was immediate! Couldn't ask for anything more really. Thank you. We hope to return nx year!
We had a fabulous stay at Lower Barn farm. Plenty of room for the whole family and very comfortable beds and good showers. The kitchen is well equipped and we appreciated the thoughtful welcome pack. We had a great stay and would be happy to return to this beautiful house.
Our stay was perfect in every way. The Barn is a high end property with everything top quality from the accommodation itself, furniture, fittings, etc. to the welcome pack of groceries. We were 6 adults and a 5 year old across three generations and were very comfortable throughout our stay. I would highly recommend this property and we are already planning to return.
Wanted a special place for our friends and Lower Farm Barn was a good choice with lots of space and style which everyone enjoyed. What was missing were the finishing touches that are frustrating when you've paid good money. 3 not 4 snooker cues and one was broken, only one side of the toaster worked,no diswasher tabs in the welcome pack as promised or dishwashing utensils and cobwebs were everywhere. Don't get me wrongits a lovely location, we had a great time and I don't want to appear petty but details count when you've wanted a perfect weekend.

I would like to think this is an honest appraisal of my visit. Lower Farm Barn, is a good choice for a couple of families or four couples and anything in between. Also pet friendly which was one of the deciding factors in our choice it has to be said. You could not wish for more space, and the position is lovely and quiet and a pretty village. I have to be honest and say even before we arrived I thought it was somewhat over priced for the type of property. It lacked the X factor of big expensive weekend lets, so it needed to win me over. It has loads of space and was well appointed but there were few stand outs and now I am home I stand by my perspective its at least 500 more than it should be. I am also somewhat annoyed by 5pm in and 10am out and had I realised this on booking I would not have, it felt like squeezing every last ounce out of our time, perhaps this is normal. Still, at 955am on last day we could not have over run by a minute because there were three vans of cleaners on the drive waiting to kick us out which I think is pretty unprofessional. I know its in the country and I saw lots of things that needed cleaning whilst we were there, but forgave that because of location, but 5 6 people should be capable of doing a better job of cleaning it!.. There was a really nice welcome back on arrival which was unexpected although I would prefer to have known because I would not bought all that with us!. Nevertheless all the essentials and thanks for that! Having a Pool table would be one of those standouts, but to have three non usable cues properly annoyed me for the 40 it would cost to replace, and no usable chalk. We tried and tried to play but it just wound me right up the more I did ! Might sound petty but genuinely one of the reasons we picked it, so I was not amused. A table top football table that looked good in the pic but looked like it came from a car boot !. There were two big TVs and loads of lounge space but we were not there to use TV's, I could have just everyone down to my house instead and saved 2grand ! These may seem trivial but as I say, the key standouts on this house are space, fit and finish, and these other things, which were just not great at all!. I am also nearly always annoyed that you always have to use dodgy knackered frying pans in self catered holidays. Lower Farm Barn did not let us down on that front !. Whilst being picky, it was a very hot weekend, the kitchen had loads of things in it its well appointed, but no ice cube trays in the vast and otherwise empty freezer and nor did it have a fan anywhere to be seen, which I would definitely expect for this end of the market and we really needed. The good news is for all these small failings that this was a family break to spend time together and play a load of games, which we mostly bought all with us. We were luckily well prepared and had a great weekend and for this the property was completely suited. Without doubt I am the most picky of the guests who stayed. I think everyone thought the house was roomy, comfy, well appointed, and essentially fitted our needs, and I would struggle to disagree with this. I don't normally do holiday lets I would much prefer to stay in a hotel, and for the same money we could have had a spa, gym, pool etc. for all of us, so I think its probably more about the value I don't think we got because of these little things, than it is about those things themselves. I would say I can certainly understand why this would be a perfect house for many people. Indeed for us. I can see many a happy week weekend being spent here by many people and so I can still feel like I have given an honest appraisal and still give a 4 star review despite it sounding like I don't think it was any good, which would be untrue. I guess in order to give a better sounding review I need to comment about all the stand outs that off set the annoyances, the things that set this place apart, and here is the trouble, apart from being a big house in a nice location, I cannot really list any, so I unfortunately have to pick on the things I did not like, rather than the things I did.. I think overall, and as already said, had I been reviewing a 12001400 house and not 2000 I would probably be giving a much more upbeat review, but I do feel somewhat short changed. Personally this has put me off using this type of let again, although I think the rest of my part would not agree. This is a review mostly about value. I am happy to spend 500 and stay in a lodge or mobile home but equally I am happy to hire a house for double or triple this money, as long as you get what you pay for this is all that matters, and for what its worth I don't think you get value here. As a final point my wife thinks I am being unfair and comparing it to a hotel where you could not take the dog is rather pointless. She also thinks for example, Centerparcs is properly expensive. We could have booked the same weekend with the dog there in a exec house, and included all our paid activities and eaten out each night for the same price as this house!... This is what I would prefer to do next time!. As I say, for me its all about value.

The property was lovely and enjoyed by all. There were some issues of cleanliness lots of cobwebs, spiders yes I know this is a country barn but many could have been removed during cleaning and many of the windows were dirty in the kitchen and living room which we felt would have improved our experience, but overall we had a great time.
Absolutely beautiful stay at lower farm barn! It was spotlessly clean and full of really considerate touches throughout the whole property. It's a gorgeous space and we'd love to come again! The local village is very pretty and home to a lovely community shop and an amazing pottery centre and cafe all in easy walking distance. Thank you so much for a lovely weekend!

We have stayed at the lower farm twice now and cannot fault it! The addition of the climbing frame this year was a hit with our daughter she absolutely loved it! A beautiful place, always cleaned to a high standard and the perfect place for a family gathering!

We really enjoyed our stay, it is a special place and has given us lots of lasting happy memories. Even the wildlife was amazing, we watched four Muntjac and a fawn and a Barn Owl in the neighbouring fields. A few minor observations blinds in the main front room would be helpful, the en suite could do with the ceiling being treated with mould repellent and a few of the interior walls could do with a paint. The local cat, although very pretty kept coming into the house and as I'm allergic to cats this was a problem. Please discourage holiday makers from allowing the cat to come into the premises. That said, we had an amazing holiday, thank you.

This place was perfect for us. . the space and room sizes meant we could all be together in one room, and go off to another if we wanted some space. Lovely surrounding, spotlessly clean, it really is a an ideal place for a big family gathering. My only gripe is that I'd like some more small tea cups instead of big mugs.. but that's just me.. and I will just bring some next time. Can't thank you enough for such a lovely welcoming stay, and all the help given, and quick response to any questions I had. Fantastic service. Thank you
The house worked so well for our group which included our family of 5 plus one set of grandparents. There was so much space, enough seating for us all and the furnishings were of the highest quality and we had everything that we needed for our stay. We can't fault it and just wish that we owned it! Excellent property situated in lovely village. Stands in well manicured gardens. The Barn is very comfortable and extremely well equipped. The whole family were very happy with the bedrooms and social spaces. We were well catered for. Would be very happy to recommend.

This was one of the best holiday cottages I have stayed in. I brought lots of kitchen equipment but absolutely everything you would want was provided. Mixers, blitzes, cake tins etc. The only thing would be to have a bigger outside table to comfortably fit 8 people around for a meal. Other than that we had an excellent family holiday. Thank you

Such a lovely place to stay. The house was filled with everything anyone could want for a wonderful holiday even if the weather might be bad. The kitchen had so many of the comforts of home and more. The rows of books, dvds and games were so thoughtful. The garden is brilliant for dogs andor children. It seems no expense has been spared in making everything as comfortable as possible I could have stolen the bed if it would fit in the car! We had a wonderful stay.

Absolutely loved our stay here. Everything we wanted it to be for our family gathering and celebrations. Extremely accommodating letting us hire the hot tub for the week. The welcoming pack was great and very generous, the kitchen was well stocked and the only thing we missed was a jug to make our pimms in but obviously found a way round it. Plenty of space for 7 Adults and 2 children without everyone feeling on top of each other and my Grandson absolutely loved the children's swing, slide etc.

Travelled all the way from Canada to discover, as you can tell from our ratings,the Farm was a smash hit. The kitchen is very well equipped, handling the seven of us neatly. Lots of bathrooms and showers. As a homeowner I would recommend a toilet plunger in the laundry room. The surrounding is lovely. The community store was quite useful although Witney big stores are minutes away. So hesitation in recommending the Farm.

This is the second time we've stayed and have been very pleased with the facilities both times. The only slight issue is the gate from the back garden to the front garden as we have a small dog that could escape so we brought some mesh with us to make the gate totally dog proof and I note this was mentioned buy previous occupants as being an issue too. Otherwise, everything was great and we'd definitely come back again.
What an amazing place to stay! We had such a great time! Cant recommend it enough if you are looking for a place near the Coltswolds or Oxford.

Lower Farm Barn is a beautiful holiday home, that has plenty of character, charm in a wonderfully peaceful setting. The house is equipped with high end fixtures and fittings, very comfortable beds and furniture where all your home comforts are met and more! We were so lucky with the weather , the garden cane into its own. We did gave to look for the property to find it though, as the address was misleading. Its actually on Bull Lane, not Bull Street for any future stays!
Fantastic property for families and children. Thank you for all the effort you put in to provide enough highchairs and cots, it was really appreciated! We had a fabulous long weekend. We will definitely be back!
THE SEATS IN THE SITTING ROOM WERE VERY LOW FOR OLD BEGGARS LIKE US. IN THE KITCHEN A CULLENDER WOULD HAVE BEEN USEFUL. OR MAYBE WE JUST COULD NOT FIND IT THE ACCOMMODATION WAS FANTASTIC, WE HAD A GREAT BREAK.

We were very satiisfied with every aspect of this holiday. It is a long time since we have had this sort of holiday but we were more than happy! The booking was easy we were given all necessary information and the home is even better in life than it is shown in the pictures Ive never known that the photos always look better than the reality. We took our elderly parents for a weeks holiday and we were all comfortable and thoroughly enjoyed our time. It just went too quickly! We would be delighted to recommend this home any time. I recently had the pleasure of staying at the Lower Farm Barn, and I must say it was a remarkable experience. From the moment we arrived, we were captivated by the stunning outdoor space, spacious rooms, and impeccable selection of furniture, fittings, and design. This place truly exceeded our expectations in every way. We even received a little welcome basket with all the essentials that we needed for the first few days it was a lovely touch. First and foremost, the outdoor space surrounding the Barn Farm Conversion were nothing short of breathtaking. Lush greenery and wellmaintained pathways created a serene and picturesque setting. Our kids and dogs enjoyed the space. The spacious rooms in the converted barn were a delightful surprise. Each room was thoughtfully designed, with plenty of space to accommodate families and their furry friends. The interiors were tastefully decorated, seamlessly blending modern comfort with the rustic charm of the countryside. The attention to detail in the design was evident, with carefully chosen colors, textures, and furnishings that created a warm and inviting atmosphere. Every aspect of the barn conversion was carefully considered, and it showed. The furniture was not only aesthetically pleasing but also exceptionally comfortable. The fittings and fixtures were of high quality and perfectly complemented the overall design of the space. The property was very lovely and well maintained. It was spotlessly cleaned too, even down to the kitchen drawers and storage. Great communal space for a big group, there was 8 of us and a dog. Kitchen was well equipped and good sized fridge, freezer and cooker. A couple of very minor points only for feedback not to criticise. The bedroom off the living area was lovely but needed a mirror somewhere in the bedroom. it was virtually impossible to dry hair and use the bathroom mirror and if someone was using the bathroom at the same time. A loose toilet seat in the shared bathroom. Also check in time being 6pm is very late indeed. We were kindly emailed to say we could check in earlier at 1pm but the Journey took over 4 hours so it was too late to get there much earlier as we had already scheduled our leaving time, therefore the email was too late for us to set off earlier. We were also aware of the check in time when we booked, but still considered it late. We did get there a little earlier and we were able to access the property, which we were grateful for. I would still highly recommend the property and the process
The only let down to this wonderful barn is the lack of secure garden as a dogfriendly holiday let. All it would take would be some wire one the back of one gate, as there is on the field fences around the barn. We made it dogsafe using garden furniture but it was a shame. But other than that, a beautiful relaxing home! We had a wonderful stay!

We enjoyed a first class experience in premier accomodation. The facilities were top class with everything fully functioing . There was more than enough space for six adults and two children and the dog was well contained in the rear garden. We would certainly consider visiting again and our experience puts a big dent in the likelyhood of future visits to CentreParcs.
The Barn is exquisite, immaculate and a joy to spend time in. Our family had a fabulous weekend. The pool table added an extra element that everyone enjoyed. At the time of booking the master bedroom was listed as a king bed so it was disappointing to find a 4ft6 bed in there instead. I see the description of the master bed, has now been changed, however, I would suggest that a king bed in that room would be far more comfortable and more in keeping with the overall comfort level of the barn.

Bigger and better than anticipated one of the best holiday properties we have had, made so by your quality services, kitchen, furnishings and taste! Attention to detail 2nd to none. We will most definitely be booking again. Thankyou. although you may need new pool cues which were a little worn! Fortunately we brought our own but this mustnt be shared as general feedback as your holiday home deserves not a single slight!
The property was to be accessed at 6pm on day of arrival. This is not acceptable when you are traveling with small children and wanting to cook in the evening. Check in should be at 2pm or earlier. Cleaning should be sorted out and not be a burden on the guests. The cleaners need to be monitored the ceiling in the sitting room had cobwebs and a large spider that enjoyed our company for all 3 days. The toilet seat in the upstairs room was filthy around the seat fixings. 6pm checkin and checkout by 10am. This is robbery.
We had a wonderful stay at Lower Farm Barn. Fantastic place for a family gathering, so much space for everyone so you never felt crowded. Very well equipped. Heating worked well, lovely to have the option of log burners. Plenty of parking. Easy walk to community shop and Aston pottery. Cotswold Wildlife Park and Cogges Farm a hit for all the family. Would definitely recommend.

This is an excellent accommodation such spacious living areas, indoor and out, and perfectly proportioned bedrooms. Great kitchen considering copying a lot of it ourselves! Comfy sofas, fluffy towels, really just the home you wished you had. Ideal for families, especially all the outdoor space. Walkable to Aston and easy access to Bampton and Witney, all very lovely and have everything you would need.

Outstanding experience ! The cottage is extremely well maintained & very well equipped facilities wise. Big thanks to the host for the wonderful gesture of providing us welcome snacks breakfast items, etc. Would love to visit again & again. HIGHLY RECOMMEND

Wow, fantastic property, beautiful inside and out. So well equipped with everything you need. The welcome hampers were a lovely touch including one for the dogs. The house was immaculate and as we forgot to bring the bed guard our three year old slept in the lovely cot provided which was huge. The separate lounge was brill for our grandson to watch dvds in his own space while pool tournaments took place in the main room. We were really lucky with the weather and enjoyed picnics in the gorgeous garden which was so peaceful and pretty. We would definately recommend.
